Home Prices Continue to Appreciate

Livermore saw another month of healthy price growth, with the median sale price climbing nearly 7% compared to May 2025. The average sale price increased by more than 7%, reflecting continued demand across a broad range of homes.

Although fewer homes sold than a year ago, pricing remains resilient, suggesting buyers continue to compete for quality listings despite affordability challenges and elevated mortgage rates.

Inventory Improves but Remains Limited

The market ended May with 100 active listings, representing approximately 1.7 months of inventory. While this offers buyers more selection than they had in recent years, inventory remains well below the four to six months typically associated with a balanced housing market.

Limited supply continues to support home values while creating favorable conditions for sellers, particularly those with well-maintained and competitively priced homes.

Homes Are Still Selling Quickly

Homes spent an average of 16 days on the market and sold for 102% of their list price, indicating buyers remain willing to compete for desirable properties.

While bidding wars have become less intense than during the market’s peak, attractive homes in sought-after neighborhoods continue to receive strong interest and multiple offers.
