Antioch’s detached single-family home market remained stable in May, with home prices continuing to edge higher while inventory stayed relatively limited. Although sales activity was slightly lower than a year ago, homes continued to sell close to asking price, reflecting steady buyer demand in one of the East Bay’s more affordable housing markets.

Median Home Prices Continue to Rise
Antioch’s median sale price increased to $644,500, up more than 5% compared to May 2025. While the average sale price was essentially unchanged year over year, the higher median price suggests continued strength in the middle of the market.
As one of the East Bay’s more attainable single-family home markets, Antioch continues to attract buyers seeking larger homes and more value compared to higher-priced communities closer to the Bay.
Inventory Gives Buyers More Choices
The market closed May with 117 active listings, representing approximately 1.9 months of inventory. That’s an improvement from the extremely limited supply seen in recent years, but inventory remains well below the level typically associated with a balanced market.
Additional listings have given buyers more opportunities to compare homes, yet supply is still limited enough to support stable pricing and healthy competition.
A Competitive but More Balanced Market
Homes sold in an average of 24 days and closed at 101% of list price, indicating that buyers continue to compete for well-priced homes without the widespread bidding wars seen during the market’s peak.
For sellers, properly pricing and preparing a home remains essential. Buyers, meanwhile, may find a little more flexibility than in previous years but should still be prepared to move quickly when desirable properties hit the market.
What We’re Watching
As the summer market continues, key trends to monitor include:
- Whether inventory continues to grow and expands buyer options.
- Whether median home prices maintain their current pace of appreciation.
- Whether sales activity strengthens during the peak buying season.
- How mortgage rates and affordability influence demand throughout the remainder of the year.
Antioch continues to offer one of the East Bay’s strongest value propositions for homebuyers. While the market has become slightly more balanced than in recent years, limited inventory and steady demand continue to support home values heading into the second half of 2026.
