Concord’s detached single-family home market remained steady in May, with home prices continuing to climb while inventory stayed limited. Although homes spent slightly longer on the market than in some neighboring East Bay cities, buyer demand remained healthy, helping support price growth and keeping the market in sellers’ favor.

Home Prices Continue Their Upward Trend
Concord posted another month of steady appreciation, with the median sale price rising to $860,000, an increase of just over 4% compared to May 2025. The average sale price climbed even more, up 7.3% year over year, reflecting continued buyer demand across a range of home prices.
While appreciation has moderated compared to the rapid gains seen in recent years, the data suggests Concord’s housing market remains on solid footing.
Inventory Remains Limited
The market closed May with 101 active listings, representing approximately 1.5 months of inventory. Although inventory has gradually improved from previous years, it remains well below the four to six months typically associated with a balanced housing market.
Limited supply continues to support home values while giving buyers more choices than they had during the market’s most competitive periods.
Buyers Continue to Pay Near or Above Asking
Homes sold for an average of 101% of list price and spent 20 days on the market, indicating that well-priced homes continue to attract strong interest.
While bidding wars are generally less intense than in some higher-priced East Bay markets, desirable homes continue to move quickly, particularly those that are updated, competitively priced, and located in sought-after neighborhoods.
What We’re Watching
As we move further into the summer market, several trends will be worth monitoring:
- Whether inventory continues to increase and provides buyers with additional options.
- Whether steady home price appreciation continues through the second half of the year.
- Whether sales activity remains strong as seasonal buying patterns evolve.
- How mortgage rates and affordability influence buyer demand in the coming months.
Concord continues to offer one of the East Bay’s more accessible housing markets while maintaining healthy buyer demand and steady price growth. For both buyers and sellers, market conditions remain favorable, with limited inventory continuing to support home values.
