Richmond’s detached single-family home market remained active in May, with home prices climbing sharply compared to a year ago despite fewer completed sales. Inventory has improved substantially from last spring, giving buyers more options, but demand remains strong enough that most homes continue selling above their asking price. Sellers who price competitively are still seeing multiple offers, while buyers have slightly more negotiating opportunities than they did during the tightest months of the market.

Home Prices Continue to Climb

Richmond experienced one of the strongest annual price gains in the East Bay during May. The median home price rose to $735,000, an increase of nearly 19% from the same month last year. Average sale prices also increased by more than 17%, suggesting buyers remain willing to compete for desirable homes despite higher borrowing costs.

These gains reflect continued demand across many Richmond neighborhoods, particularly for updated homes and properties priced competitively.

Inventory Is Improving

Inventory has increased considerably compared to last year. Active listings rose from 38 homes in May 2025 to 69 homes this May, giving buyers more opportunities to find suitable properties.

Even with additional inventory, the market remains relatively tight at just 1.4 months of supply. A balanced market typically has four to six months of inventory, so Richmond continues to favor sellers overall.

Buyers Are Still Competing

Homes sold for an average of 109% of their list price, indicating that multiple-offer situations remain common. While homes spent an average of 25 days on the market, slightly longer than last year, well-priced listings continue attracting strong buyer interest.

The higher sale-to-list ratio shows buyers are frequently bidding above asking price to secure desirable homes.

Sales Activity Has Slowed

Closed sales declined to 47 homes, down from 57 during May 2025. The decrease likely reflects affordability challenges and higher mortgage rates rather than weakening demand.

Pending sales remained healthy at 50, suggesting buyer activity continues even as overall transaction volume has moderated.

What This Means for Buyers

Buyers now have more inventory to choose from than they did a year ago, making it easier to compare homes before making an offer. However, the market remains competitive, especially for well-maintained properties in desirable neighborhoods.

Preparing financing in advance and acting quickly on attractive listings can still make a significant difference.

Richmond continues to offer favorable conditions for sellers. Rising home values, limited inventory, and homes selling for an average of 9% above asking price create a strong environment for homeowners considering selling.

Pricing remains critical. Homes that are well-presented and appropriately priced continue attracting the strongest offers.

The Richmond housing market remains resilient heading into the summer season. Inventory has improved, but demand continues to support rising home prices and competitive bidding. Unless inventory increases substantially over the coming months, sellers are likely to maintain the advantage while buyers continue benefiting from a wider selection of available homes.
