The market ended May with 78 active listings, representing approximately 2.2 months of inventory. That’s an improvement from the exceptionally tight inventory seen over the past few years, but it’s still well below the four to six months generally associated with a balanced housing market.
More inventory provides buyers with additional options, yet limited supply continues to support home values and keeps sellers in a favorable position.

Unlike some East Bay cities where homes continue to sell well above asking, Pleasanton homes sold for an average of 100% of list price, indicating a more balanced negotiating environment.
Homes spent an average of 21 days on the market, giving buyers slightly more time to evaluate opportunities while still requiring them to move quickly on well-priced properties in desirable neighborhoods.
