During historic rainfall, a ground-floor unit experienced significant flooding, impacting flooring, drywall, and cabinetry. What could have become a prolonged vacancy and major financial setback required immediate, coordinated action.

The owner lived out of the area and relied entirely on our team to manage the situation.

We oversaw every phase of recovery:

Insurance coordination and documentation
Water mitigation and damage assessment
Installation of a new French drain system around the building perimeter
Complete flooring replacement
Drywall repair and interior restoration
New cabinetry installation
Full interior repaint
Vendor scheduling and quality control

But we didn’t just restore what was there.

We used the disruption as an opportunity to add long-term value through strategic capital improvements. In addition to rebuilding, we recommended upgrades — including adding a dishwasher where one had never existed — enhancing functionality, increasing rental appeal, and improving future income potential.

Beyond repairing visible damage, we addressed root causes with drainage improvements to protect against future storms.

Throughout the entire process, the out-of-area owner never had to travel, manage contractors, or coordinate logistics. We handled communication, timelines, budgeting oversight, and final inspections from start to finish.

A fully restored, upgraded, and better-protected unit — with enhanced rental value and minimized downtime — all without the owner lifting a finger.

With the owner living out of the area, every decision, update, and quality check had to be managed remotely while ensuring the repairs addressed both visible damage and long-term prevention.
