Home Prices Remain Stable

Unlike some East Bay markets experiencing larger price swings, Fremont posted relatively stable pricing in May. The median sale price increased just 0.5% compared to the same month last year, while the average sale price rose 4.5%.

This steady performance suggests the market has found a healthy balance, with buyer demand continuing to support home values without the rapid appreciation seen in previous years.

Sales Activity Continues to Improve

Closed sales increased to 98 homes, up 6.5% from May 2025. At the same time, active listings rose to 129 homes, providing buyers with more options while keeping overall inventory limited.

With approximately 1.6 months of inventory, Fremont remains firmly in a seller’s market. Although inventory has gradually improved over the past year, it is still well below the four to six months typically associated with balanced market conditions.

Buyers Continue to Act Quickly

Homes spent an average of just 16 days on the market, reflecting continued demand for well-priced properties.

The average sale-to-list price of 104% shows buyers are still willing to compete, although bidding activity is generally less aggressive than in some neighboring East Bay communities. Well-presented homes in desirable neighborhoods continue to attract multiple offers, while buyers may find slightly more opportunity to negotiate than during the market’s peak.
