While transaction volume increased, home prices changed very little. The median sale price slipped just 1.5% year over year, indicating a market that has remained relatively stable rather than experiencing a significant correction.
Inventory Continues to Favor Sellers
Walnut Creek finished May with 70 active listings, representing approximately 1.5 months of inventory. Although buyers have more options than they did during the tightest inventory periods of recent years, supply remains well below the four to six months typically associated with a balanced market.

Buyers Have Slightly More Negotiating Room
Homes sold for an average of 102% of list price, compared with 103% a year ago. While multiple-offer situations remain common, buyers may find slightly more room for negotiation than in neighboring East Bay markets where homes are selling 15% to 30% above asking.
The average home spent just 15 days on the market, underscoring that well-priced properties continue to attract strong interest and move quickly.
