Buyers have more homes to choose from than they did during the winter months, but competition remains fierce for well-priced properties. Home Prices Surge Higher

Oakland experienced a substantial jump in home values during May. The median sale price climbed to $1,251,500, representing a 30.4% increase compared to May 2025. The average sale price also rose nearly 29%, reaching more than $1.5 million.

While year-over-year comparisons can be influenced by the mix of homes sold, the data clearly indicates that buyer demand remains strong, particularly for updated homes in desirable neighborhoods.

Inventory Continues to Improve

Inventory reached 354 active listings in May, providing buyers with more options than earlier this year. However, the market still has only 1.9 months of inventory, well below the four to six months typically considered balanced.

This limited supply continues to put upward pressure on prices and keeps sellers in a favorable negotiating position.

Buyers Are Still Competing Aggressively

Perhaps the strongest sign of Oakland’s competitive market is the average 120% sale-to-list price ratio. On average, homes sold for 20% above their asking price, reflecting continued bidding wars on desirable listings.

Homes also moved relatively quickly, averaging 22 days on market, giving buyers limited time to make decisions once attractive properties become available.

Sales Activity Remains Healthy

Closed sales increased slightly from a year ago, with 196 homes sold during May. Pending sales totaled 183, suggesting buyer activity remains consistent heading into the summer market.

Although higher mortgage rates continue to affect affordability, demand has remained resilient across much of Oakland.

Buyers entering the Oakland market should expect continued competition, especially for turnkey homes in popular neighborhoods. Having financing fully approved and being prepared to act quickly remains essential.

The increase in inventory does provide more choices than buyers had earlier in the year, offering slightly more flexibility during the home search.
